Project Summary:

In 1990 Sukut built the world-renowned Pelican Hill golf course. Then in 2005, Sukut was asked by The Irvine Company to be a part of it's consulting team and general contractor to construct the challenging world-class Pelican Hill Resort, assisting in resolving the myriad of design construction issues associated with an aggressive schedule and complicated project. Due to the aggressive schedule, Sukut was constructing the project as it was being designed.



Scope of Work & Percentage Self-Performed:
  • Move 2.4 million yards of dirt and install five large underground concrete cisterns (1.2 M gallons)
  • Install 70,000 square feet of retaining walls.
  • Install 6,000 lineal feet of storm drain, 6,000 lineal feet of sanitary sewer and water lines, street improvements, a 360 ft. golf cart bridge, and dry utility conduits.
  • Self-Performed 61% of the work.
  • 55 Sukut employees on this project at any one time.


Innovation Employed:
  • Created an effective partnership with The Irvine Company and Stantec to construct the project without plans being complete. This project was a “construct as you design it” project.
  • Maintained an intense work schedule while the design was in progress. Sukut, the owner and design team made critical adjustments as the project evolved from design to construction. Sukut made key design suggestions and mitigated problems associated with an incomplete and very tight schedule.
  • Constructed project elements as they were designed.   A new sanitary sewer line was located in an earthwork remedial removal area. Sukut proposed a bypass of the sewer lines so that critical path remedial removal could continue un-interrupted.
  • Used GPS technology for grading and underground work, saving the owner surveying costs and increasing Sukut’s production.
  • Lessened the sensitive noise and dust issues of the owners of the multi-million dollar homes that are on a hill overlooking the resort.
  • Changed cisterns from pre-cast to cast-in-place which minimized approval and construction times.
  • Changed large retaining wall from block to cast-in-place which lessened approval and construction times.
  • Revised initial grading concept to create contractor-designed retaining wall pads and terraces that expedited wall construction.
  • Identified that grading and other components should not be accelerated until it was at least 30% complete, otherwise grading would catch the design.
